How Do Architects Design a Building?

The Four Stages of Building Design

Stage 1: Pre-Design

Designing a building kicks off in the pre-design stage and it all begins with a project brief. Architects meet with clients to understand the requirements, objectives and budget for the project. This includes discussing the purpose of the building, the desired aesthetics, the functional needs and any specific design considerations. For a domestic property, we'll also consider elements like the client's lifestyle, to ensure the final building works harmoniously with their way of life.

Following on from this, we carry out site analysis, where the architect will assess the proposed building site. Factors such as topography, climate, surroundings, access and utilities are evaluated to determine how they will influence the design.

Stage 2: Concept Design

Once all external factors have been considered, our team of architects will start translating the collected information into a schematic design. This stage involves trialling different concepts and developing initial designs; you can expect architects to generate ideas, sketches and rough drawings to explore various design possibilities.

This schematic design phase also considers factors such as space planning, circulation and the overall form and style of the building.

Stage 3: Planning Drawings

Once a concept is selected, the architect will refine the design by incorporating more details and ensuring it aligns with all specifications. This stage involves developing floor plans, elevations, sections and 3D models to articulate the design intent. Materials, finishes and key building systems are also considered at this stage.

At this point, we'll collaborate with the client to ensure the design aligns with their needs and budget. The design may go through several iterations and reviews until it receives final approval which is a normal part of the design development process. A full set of Planning Drawings will be produced and submitted to the Local Planning Authority.

Stage 4: Building Regulation Drawings

Once planning permission is achieved, detailed construction drawings and specifications are prepared by the architect to communicate the design intent to the construction team. These documents include architectural plans, sections, elevations, schedules and any necessary technical details. Through these drawings, the architect will accurately convey all of the design information to the construction crew.

Depending on the client, the architect may also offer advice on selecting a contractor or provide recommendations for construction firms with experience in similar projects.
